

Terms and Conditions
These Terms and Conditions govern the provision of Energy Performance Certificate (EPC) services by Isca Energy Limited, a
company registered in England and Wales under company registration number 16295473 and our registered office is 5 Den
Road, Teignmouth, Devon TQ14 8AR ("we", "us", "our") to the client ("you", "your").
By booking an appointment or using our services, you agree to these Terms and Conditions.
1. Our Services
We provide Energy Performance Certificate (EPC) assessments for residential and/or commercial properties in accordance
with current UK legislation and accreditation requirements.
The assessment includes a physical inspection of the property and the production and lodgement of an EPC where applicable.
2. Booking and Appointments
• Appointments can be made by telephone, email, online, or through an authorised representative.
• You must provide accurate information about the property and ensure that someone authorised to grant access is
present at the agreed appointment time.
• We reserve the right to refuse or reschedule appointments where access or safety requirements cannot be met.
3. Access to the Property
You agree to:
• Provide safe and unrestricted access to all areas necessary for the assessment.
• Ensure that any pets are secured during the visit.
• Inform us of any hazards or risks before the appointment.
• Ensure that lofts, meters, heating systems, and other relevant areas are reasonably accessible.
If access is restricted or incomplete, we may be unable to complete the assessment, and an additional charge may apply for a
return visit.
4. Fees and Payment
• Fees will be agreed before the appointment unless otherwise stated.
• We will invoice you for payment upon completion of the assessment or before the EPC is released, unless alternative
arrangements have been agreed in writing.
• You must pay the fees within 7 days of the date of our invoice.
• We reserve the right to withhold the EPC until full payment has been received.
Accepted payment method is bank transfer.
5. Cancellations and Missed Appointments
If you need to cancel or reschedule, please provide at least 24 hours' notice.
We reserve the right to charge a cancellation or missed appointment fee where:
• Less than 24 hours' notice is given;
• No authorised person is present at the property; or
• The assessment cannot proceed due to circumstances within your control.
6. EPC Accuracy
The EPC produced is based on:
• Information observed or reasonably available during the assessment;
• Standardised government-approved calculation methodologies.
The certificate is not a structural survey, valuation, or guarantee of future energy costs or performance.
7. Client Responsibilities
You are responsible for ensuring that:
• Information provided to us is accurate and complete.
• You have authority to instruct us to inspect the property.
• Necessary permissions have been obtained where applicable.
Failure to provide accurate information may affect the validity or accuracy of the EPC.
8. Liability
We will exercise reasonable skill and care in carrying out the assessment.
We are not liable for:
• Changes made to the property after the assessment;
• Decisions made by third parties based on the EPC;
• Loss of profits, indirect losses, or consequential damages.
Nothing in these Terms excludes liability for fraud, death, personal injury caused by negligence, or any liability that cannot be
excluded by law.
9. Delays Beyond Our Control
We are not responsible for any delay or failure to meet our obligations caused by events beyond our reasonable control,
including severe weather, illness, transport disruption, government restrictions, or technical failures.
10. Data Protection
We process personal information in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data
Protection Act 2018.
Personal data is collected solely for the purposes of arranging appointments, producing EPCs, complying with legal obligations,
and managing our business.

11. Complaints
If you are dissatisfied with our service, please contact us as soon as possible.
We will investigate complaints promptly and aim to respond within 14 days.
If the matter cannot be resolved, complaints may be referred to our accreditation scheme where appropriate.
12. Invalidity
If a court finds any part of these terms and conditions invalid, the remaining terms and conditions will remain in full force and
effect.
13. Governing Law
These Terms and Conditions are governed by the laws of England and Wales.
Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
